About the Village Center

12-acre mixed-use property at the Southeast corner of 4th Street and Osuna that will include 204 multi-family apartment units, 28 micro-retail spaces to support local small businesses, a hotel that celebrates Los Ranchos’ rural history, micro-restaurants, a grocery store, green spaces, a brewery, and an outdoor dining patio for all Los Ranchos residents to enjoy.

The vision of the Village Center is that it will be another gathering spot that will draw visitors from the entire Metro as well as out of town guests looking for an authentic New Mexico experience.

The Village began preparing to create a development project at this site in the 2010 Master Plan (adopted in 2000). In 2002 the Village adopted a VC (Village Center) Zone that identified the area, potential uses, and development restrictions. The intent was to promote a commercial center while at the same time protecting the neighborhoods around Fourth and Osuna. The vision was to provide a place for public gatherings, encourage pedestrian activity, and provide a pleasurable destination for residents to gather and shop. To support this commercial center, the zone allowed for higher density residential development.

The Village Center will be a place that strengthens the economic development potential of Los Ranchos, while protecting and honoring the agricultural heritage of the Village.

May-August: Predevelopment Activities (Sketch Plat, Preliminary Plat, Final Plat Demolition Permit, Site Private Infrastructure Permit, Offsite Public Infrastructure Permit, Master Plan, Zoning Review of Phase I Building Permits)
June: Site Demolition Start
August: Site Acquisition and transfer to Bernalillo County
September: Site Infrastructure Improvements Start
February: Site Development Plan Approval and Phases 1, 2, and 3 Building Permit Approval, Construction begins on Buildings 1, 2, and 3.
March: Water Authority Public Infrastructure Permit; Paving and Striping Permit
June: Construction Completion
Future Village Center Phases
The timeline provided below showcases the future development stages of the mixed-use Village Center, which will encompass a hotel, micro-restaurant spaces, grocery store, a brewery, and various amenities for the Village Center, as well as lower density housing. This development timeline is subject to change based on the needs of the Village of Los Ranchos.
